Welcome to Ultraground. We concoct zesty lemonade from the lemons that zoning regulations toss our way.

48-unit multifamily straddles Burlington/Graham line

Whitford Cove
Northwest Graham | 4.63 Total Acres | 48 Units
An idea surfaced for a 48-unit senior living, situated on a 1.52-acre parcel of land, straddling both the territories of Graham and Burlington. The community gathered to discuss various aspects of the project, including the number of handicap parking spaces, the idea of moving the building forward, and the coordination required between the two jurisdictions.
One attendee asked about the height limit for buildings in Graham, and it was confirmed to be four stories. A resident raised concerns about the building's proximity to their property, but it was clarified that the 150ft buffer referred to the mailing radius for notification of rezoning.
The conversation also touched on the designation of handicap units, the age requirement for tenants, and the building's exterior. Questions arose about security measures, mail delivery, and the distance from the property line to the edge of the building. Ultimately, the meeting concluded with a suggestion to make a recommendation for approval, provided the planning board agreed on a minimum number of parking spaces.
Regarding the downtown residential area, discussions often focus on human-scale buildings oriented towards the public realm, attractive architectural features, and porches and stoops that facilitate social interaction and provide a sense of neighborhood watch. While the proposed senior living building might not meet all these criteria, it would still offer a diverse housing option that could work well within the complex mixed zone lot.
