Southeast Graham 7.2 Acres | 42 Units | Approved

Targeting an underserved demographic helped Sunset Landing gain unanimous approval from the Graham Planning Board. The developer, Triad Classic Homes, presented their proposal to construct 42 one-story townhomes catering to seniors.

The Board praised the project for addressing the need for senior housing options in Graham. As Board member Jerome Bias stated:

The addition of single story housing targeting seniors and our aging population in this area is a fine idea. I think it’s a very good idea, very much needed in this market.

Representatives from Triad Classic Homes highlighted alignment with Graham’s Comprehensive Plan policies. They explained the ample living space, sidewalks, open space, and infrastructure extensions.

The Board discussed two technical considerations. First, they requested changing the buffer type abutting one parcel from Type D to Type C based on adjacent use. Second, they asked the developer to document the separation between buildings would be 20 feet rather than the required 25 feet.

Hodierne explained "20 feet is the typical that we see" between townhome buildings for utilities. The Board accepted the 20 feet separation as presented.

With those conditions, the Board unanimously approved the rezoning request. The developer had conducted neighborhood outreach and did not receive any negative feedback.
