Hanford Landing Townhomes

This team brings their 72-unit project back from a denial at City Council. From a row of townhomes to "twin homes", they revised their plan for adding density to a SFR neighborhood.
The changes since denial:
Broke up the massing
Added green space (community garden, field)
They went back through the community outreach process, sending out an extra ~120 letters past the 24 required.
Traffic was the main concern.
Since they are single-story and less than 2000 SF, this housing opens up an option to "age in place". It will be an HOA-owned and maintained community.
Interesting bit from the builder: it's about 150-175$/SF to build right now.

Maple and Market

Missing middle housing comes back after multiple City Council denials. 6 buildings in 3 different styles add density to downtown in a way that fits right in.
The first City Council denial was for removing historically significant buildings on the site. The second was for B1 zoning. Jason Cox, the developer for the project, came back with a conditional mixed-use zoning which was also denied. This denial raised the question: should there be any commercial use on the property?

Now it's all Conditional Residential, intended for multifamily. Specifically, they are targeted toward "single" people. 10 2BRs (that can easily have one BR be an office) and 28 1BRs make up the unit mix.

After discussions on the proposed parking ratio (1:1 - 38 Stalls), the commission added a condition to the approval to include 9 parking spaces per 10 bedrooms. This ups the parking count to 44.
